Hello,
if this is your first experience of buying a home
at Auction or if you are a first time buyer, don’t
worry; we will guide you through
it!
Do
you have a home to sell first?
Let
us help you with that as well. Call to set up
a
NO OBLIGATION appointment
with our realtors. They will come to see your
home and evaluate what is needed to be done and the
market value.
Pre Auction Offers may qualify for special
consideration.
Seller will not take any contingencies, but will
work thru seller’s agents to make the transition
possible. Have an agent? Great have them
present at this meeting to help.
Here is
a step by step guide:
a.
Pre-Auction offers are
encouraged,
this will ensure you get the home, if you wait for
the auction, you could pay more…….Auction will be
post-poned if agreement is made prior to Auction
day.
b.
Preview the property and get
all the information available from us at one of our
public open houses.
c.
Review the inspection we have
made available, or have your own inspection done if
necessary and ask questions if needed, property is
sold “as is”.
d.
After
you decide the property is what you want,
get
pre-qualified to make
sure you are comfortable with the initial
investment and monthly payments. Keep in mind that
many properties will sell above the minimum bid
(often 15% to 20% higher), so know your max limit
to purchase. (We have lenders to assist you
if needed. *not required to use our
lenders)

We will
have a
practice auction seminar
for anyone wanting to attend one week prior to the
event to prepare you.
f.
When
you arrive the day of the auction, submit your
pre-qualification letter, register and receive a
bidding number.
g.
If you
are the winning bidder, you will sign a purchase
confirmation.
h.
You
will then proceed to the purchase area to complete
the purchase and sale agreement with our real
estate agent, deliver your cashiers
check…..

From
this point on through closing, it is just like a
traditional purchase.
